Royal Caribbean International (RCI) has officially opened its first Caribbean-regional office in Nassau, marking a historic moment as the first cruise line to establish an office in The Bahamas. Behind this milestone is a transformation story powered by the dedicated expertise of the Graham Real Estate Property Management team.
A Team Built for Projects That Demand More
Though the project lived within our Property Management (PM) division, the work required more than traditional property oversight. It called for project leadership. Our PM team bridges both disciplines through a unique portfolio of talent — certified property managers working alongside certified project managers — allowing us to guide complex commercial build-outs from first walkthrough to final handover.
This blend of skills became the engine that moved the RCI office from vision to reality.
Transforming 6,000+ Square Feet Into a Turn-Key Headquarters
The new regional office spans 6,000+ sq. ft. across two renovated units at Elizabeth on Bay (EOB). The finished space includes:
-
Eight private offices
-
Two conference rooms
-
A kitchenette
-
Two bathrooms
-
A lunch/break area
-
A dedicated IT room
Every square foot was delivered to a turn-key standard, reflecting the brand identity and operational requirements of one of the world’s most recognizable cruise lines.
What Our Team Delivered
Supporting an international client required a steady, structured, and hands-on management approach. Our responsibilities included:
-
Full client and tenant communication
-
Vendor liaising, tender coordination, and scheduling
-
On-site supervision throughout construction
-
Adherence to building codes, safety requirements, and quality standards
-
Regular progress reporting and timeline tracking
-
Final inspections, punch-list management, and a complete turn-key handover
The project was overseen by Charles Bain, who served as the primary coordinator, ensuring alignment between contractors, client expectations, and the overall delivery timeline. His leadership brought clarity, consistency, and momentum to each phase of the renovation.
A Milestone Project With Regional Impact
RCI’s new Nassau office opened on schedule and is fully operational, reinforcing the cruise line’s long-standing commitment to The Bahamas while setting a new standard for corporate commercial fit-outs in the local market. For our team, it stands as a proud example of how our Property Management division continues to deliver high-calibre results by merging the strengths of property and project management under one roof.
