The Bahamian residential real estate market delivered a strong Q2 2026, with closed sales doubling across the Islands we work in as the pipeline built through Q1 converted into completions. Active listings eased as inventory was absorbed, pricing held firm across most markets, and days on market improved in several key areas. Premium segments in Eleuthera, Abaco, and Harbour Island continued to attract high-net-worth buyers, while New Providence and Grand Bahama demonstrated broad demand across price points. The market enters Q3 from a position of strength.

GRE Islands

Overall Market: Across the GRE Islands, Q2 2026 saw active listings ease to 871 from 948 in Q1, while closed sales doubled to 126 from 63. The average sales price was $1,523,767, with a median of $640,000 and an average price per square foot of $496. Median days on market improved to 148 days, and average days to close came in at 139 days. The strong close to Q2 sets a solid foundation heading into the second half of the year.

New Providence

New Providence Overall

New Providence recorded 397 active listings and 71 closed sales in Q2, up from 37 in Q1. The average sales price was $1,408,577, with a median of $600,000 and an average price per square foot of $448. Median days on market were 149 days and average days to close 133 days. The near-doubling of closed transactions confirms strong buyer follow-through from Q1's pending pipeline.

Eastern Road

Eastern Road recorded 20 active listings, 11 pending listings, and 8 closed sales in Q2. The average sales price was $763,188, with a median of $607,500. Median days on market were 179 days and average days to close 78 days.

Port New Providence & Palm Cay

Port New Providence and Palm Cay recorded 27 active listings and 4 closed sales in Q2. The average sales price was $1,118,750, with a median of $1,097,500 and an average price per square foot of $522. Median days on market were 174 days and average days to close 87 days. The submarket maintained efficient closing timelines with consistent buyer interest.

Cable Beach

Cable Beach recorded 45 active listings and 9 closed sales in Q2, up from 2 in Q1. The average sales price was $1,242,667, with a median of $570,000 and an average price per square foot of $453. Median days on market were 168 days and average days to close 93 days.

West Bay Street

West Bay Street recorded 84 active listings and 8 closed sales in Q2. The average sales price was $1,035,500, with a median of $805,000 and an average price per square foot of $505. Median days on market were 207 days.

New Providence Vacant Land

New Providence land recorded 179 active listings, 135 pending listings, and 38 closed sales in Q2, up from 24 in Q1. The average sales price was $491,755, with a median of $154,500 and an average price per acre of $1,064,063. Median days on market were 99 days and average days to close 186 days. Closed land sales more than doubled from Q1, with the strong pending count signalling continued momentum heading into Q3.

Abaco

Abaco recorded 182 active listings and 27 closed sales in Q2, up from 14 in Q1. The average sales price was $1,628,359, with a median of $1,176,143 and an average price per square foot of $760. Median days on market were 222 days and average days to close 100 days. The near-doubling of closed sales reflects strong buyer follow-through, with pricing holding firmly at premium levels.

Abaco Cays

The Abaco Cays recorded 66 active listings and 15 closed sales in Q2, up from 6 in Q1. The average sales price was $2,340,000, with a median of $1,705,000 and an average price per square foot of $964. Median days on market were 237 days and average days to close 87 days. It was a standout quarter for this premium submarket, with buyers committing at the highest average price point recorded in recent quarters.

Treasure Cay

Treasure Cay recorded 52 active listings, 16 pending listings, and 7 closed sales in Q2. The average sales price was $822,241, with a median of $895,000 and an average price per square foot of $387. Median days on market were 141 days and average days to close 100 days. The strong pending count points to continued activity in Q3.

Abaco Vacant Land

Abaco land recorded 227 active listings, 55 pending listings, and 30 closed sales in Q2, up from 16 in Q1. The average sales price was $524,656, with a median of $257,500 and an average price per acre of $795,825. Median days on market were 127 days and average days to close 128 days. Land buyers across Abaco remained highly active, with closed sales nearly doubling from Q1.

Eleuthera

Eleuthera recorded 83 active listings and 10 closed sales in Q2, up from 5 in Q1, with inventory contracting as properties were absorbed. The average sales price was $3,897,500, with a median of $2,150,000 and an average price per square foot of $659. Median days on market improved to 96 days and average days to close came in at 138 days. Transaction volume doubled while inventory declined, a clear signal of a tightening high-end market.

Harbour Island & Spanish Wells

Harbour Island and Spanish Wells recorded 26 active listings and 2 closed sales in Q2. The average and median sales price both came in at $9,975,000 and an average price per square foot of $1,161. Median days on market were 114 days and average days to close 179 days. Activity in this market is inherently limited, but demand for exceptional properties remains.

Eleuthera Vacant Land

Eleuthera land recorded 217 active listings, 33 pending listings, and 16 closed sales in Q2, up from 12 in Q1. The average sales price was $148,063, with a median of $90,000 and an average price per acre of $325,526. Median days on market were 145 days and average days to close 168 days. Closed sales increased alongside firming median pricing, reflecting continued buyer interest across Eleuthera's diverse land market.

Exuma

Exuma recorded 59 active listings, 12 pending listings, and 2 closed sales in Q2. The average and median sales price both came in at $1,432,500, with an average price per square foot of $427 and average days to close of 54 days. The 12 pending listings point to a more active Q3.

Exuma Vacant Land

Exuma land recorded 145 active listings, 23 pending listings, and 8 closed sales in Q2. The average price per acre was $221,361, with median days on market of 114 days and average days to close of 173 days.

Grand Bahama

Grand Bahama recorded 123 active listings and 15 closed sales in Q2, up from 6 in Q1. The average sales price was $374,333, with a median of $475,000 and an average price per square foot of $157. Median days on market improved to 96 days and average days to close came in at 257 days. Closed sales more than doubled from Q1, and the median sales price of $475,000 is the strongest recorded for Grand Bahama in recent quarters, reflecting growing buyer confidence at higher price points.

Long Island

Long Island recorded 1 residential sale in Q2 at an average and median price of $565,000, with an average price per square foot of $314 and average days to close of 84 days. While transaction volume remains limited, the island continues to attract buyers seeking larger land holdings and a quieter pace, and progress toward the opening of the new Deadman's Cay Airport is expected to support broader buyer interest in the periods ahead.

Long Island Vacant Land

Long Island Vacant Land recorded 1 closed land sale at $63,300 and an average price per acre of $229,856, with average days to close of 243 days. The pending count was elevated in Q2 following the acquisition of 43 lots within a single subdivision, which is not reflective of typical market activity but does signal growing investor interest in the island's land market.
